Most consumers start their searches online by "googling" something. Over time, we've learned two things about looking stuff up online: Just because you read it online doesn't make it true and If you must provide your contact info to get information they will be using it to market to you (either themselves or they sell your contact info).
Using the "Request More Information" button wisely
So how do you get the info you need? If you already have an agent, contact them! You hired them to do the job! If you don't have an agent, choose the agent you want to answer your question vs blindly submitting your contact info and gambling on who responds.
How do you pick a good agent if you don't know any?
- Almost every home search site has an agent directory- but keep in mind many agents PAID to be in the directory.
- Look for an agent that has sales in the area you are interested in.
- Look at their credentials. Do they have certifications? The basic real estate license isn't enough these days to get through complicated transactions.
- Are they involved in training to stay current in a FAST changing real estate market? Look at their bio.
- Will they be helping you personally or are you going to be delegated to a team member(s)? What support system does a single agent have?
- Look at reviews. (Beware, some agents creatively obtain their reviews...) When you find an agent you like, don't be scared to ask for references.
- Look at affiliations. For example, if you are looking for luxury home, look for an agent that is affiliated with other luxury through networks like ILHM. If you are a first time home buyer, look for an agent that has experience and passion for first time buyers.
Good agents spend time researching information and responding. They also ask a lot of questions to make sure they are helping you to the best of their ability. Be respectful and confirm you've received any information they sent. Also, while many agents strive to be prompt responders, if they don't know you from Adam, why would they interrupt their daughters school play or dinner with friends to reply to your online request? Be patient. Seasoned, qualified agents aren't desperate but they do have great systems so you will likely receive an auto-response email or a prompt call/text from an assistant if it's outside of their normal working hours. Respond! After all, wouldn't' you want the same respect?
Also, don't two-time. If you are not sure which agent to choose after looking through online profiles, talk to a few on the phone or meet a few of them for coffee and then choose one. An agent that knows you are committed to working with them will be more committed to you. So why does it work this way?
Agents ONLY get paid when a house sells. EVERYTHING they do is all "for free" until a deal comes together and a sale is closed. Agents do have business expenses that need to get paid every month so they must focus their time on customers that will produce a paycheck!
Consider this. When you show respect for their time and motivation to move, you will find many more responsive, qualified agents. Agents that have been successful in real estate are methodical and careful with their time. After all, would you go to work every day without getting paid?

In summary, when you request information online and the agents don't respond or ask questions before giving you more information, they are simply protecting their valuable time - especially if you are contacting them in the evening or on the weekend. They are also trying to HELP YOU by understanding your situation.
